We carry out full investigations on your behalf when purchasing a property and provide advice to you on any rights benefitting the property and restrictions (if any) existing on the land which you may need to comply with. From the initial agreement of the heads of terms for any sale and purchase, to the final stages of completion and registration, we can be there to guide you throughout the transaction, offering a time and cost-effective approach in line with your needs.
Where possible, we can agree a fixed fee at the outset of the matter, based upon the likely time to be spent in dealing with the transaction for you, taking into account its nature, complexity and time scale for completion.

Landlord and Tenant
There are two main ways in which a property can be held; either as a Freehold where you are the sole or joint owner of the land or property or as a Leasehold under the terms of an existing Lease or the grant of a new Lease. If you are considering the purchase of an existing Lease for the entry into of a new Lease then you will want to know that the property you are leasing has not come attached to any restrictive covenants or obligations that may be difficult to comply with and that the person you are leasing the property from has the ability, legally, to grant you the Lease.
There are several documents that you will likely to need to consider including the Lease documentation itself, any ancillary rent deposit deed if security is being given to the Landlord for the duration of the Lease, an agreement to assign if you are purchasing an existing Lease which allows the current tenant the ability to sell his Lease subject to certain conditions such as obtaining the Landlord’s consent.
We can assist in the drafting of or the negotiation of draft documentation to best suit your needs. We report to you fully on the documentation so you know exactly what obligations you are agreeing to accept once the Lease is completed, as well as carrying out any investigations and enquiries. We are guided by you on the type and extent of the enquiries you wish us to raise and will always provide you with advice on the searches we recommend you undertake. We are able to deal with matters from the initial negotiation of heads of terms between you and the other party through to post completion matters of paying any stamp duty land tax and registration at HM Land Registry.
We have full access to the online Land Registry search facilities to enable results to be obtained instantly and we are also able to assist with the carrying out of any surveys and energy performance certificates through our links with local commercial agents, surveyors, banks and financial advisors.
